Venice Burst and Broken Pipe Repair: Shut the Water Off, Then Find Out What Failed
If water is moving and you cannot stop it, stop reading and shut off the main. The section below tells you where it is.
Everything else on this page is for afterwards: why it happened, what the repair involves, and how to not have it happen again.
Burst pipe steps in order: shut the main, then drain a low tap
Four steps. Do them in this sequence.

- Shut the main. Meter box near the street, or where the supply enters the house, often beside a hose bib. On a well, cut power to the pump at the breaker.
- Open a tap at the lowest point you can reach. That bleeds the standing pressure off and most of the remaining flow stops with it.
- If water is anywhere near outlets, a panel or a ceiling fitting, kill the electricity to that area at the breaker.
- Call. Move what you can lift off the floor while you wait, and photograph the damage before anything is moved or dried.
That last step costs nothing and matters later. Photograph before you start clearing up.
Why pipes burst in a place that does not freeze
This is the question everyone asks, because the national advice is all about freezing. Here the causes are different.
Age and corrosion lead. Copper that has been in a slab or a wall for fifty years thins until pressure finds the weak spot. Polybutylene, fitted between 1978 and 1995, degrades from the inside and fails at the fittings.
Then there is pressure. A failed regulator lets street pressure through unchecked, and the weakest fitting in the house gives first. And physical damage, which is usually a nail, a screw or a spade.

The braided hose, and the empty house
This is the one worth singling out locally, because it combines a common failure with an unusual local condition.
Braided supply hoses to washing machines, basins and toilets fail at the crimp where the hose meets the fitting. They are inexpensive, they have a service life, and almost nobody replaces them on schedule.
Close to a third of the housing stock here was recorded as vacant at the last census, which is the seasonal pattern of a retirement coast. A hose that lets go in an occupied house is a bad afternoon. The same hose in a property closed up from April to November runs for months.
If you leave for the season, shutting the main is the single highest-value thing you can do. Everything else is secondary to that.
Still running? Main shutoff first, electricity second if water is near outlets. Then call.
Call (727) 382-8599Can pipes freeze here at all
Rarely, and not never. The honest answer is that this is a minor risk locally, not the main one.
What is exposed matters more than the forecast. Irrigation backflow assemblies above ground, hose bibs with a hose still attached, lines running through an unconditioned attic or an uninsulated exterior wall. Those are the candidates during a hard cold snap.
Disconnecting garden hoses before a cold night covers most of the real exposure. We are not going to sell you pipe insulation for a Gulf Coast slab home.
What the repair involves
Once the water is off, the work splits into two questions: reach it, and decide how much to replace.
Reaching it is often the larger part. A burst inside a wall, above a ceiling or under the slab means opening a finished surface, and that opening is sized to work in rather than to look tidy.
How much to replace is a judgement about the rest of the system. A single mechanical failure on sound pipe is a section repair. A failure on pipe that is corroding throughout is the first of several, and replacing one section of it is buying a short delay.

Drying out after a burst pipe: why the clock matters
The pipe repair and the drying out are two different jobs, and the second one has a clock on it.
A few hours of standing water can usually be pumped out and dried in place. Left for days, it has soaked into board, insulation and trim, and those have to be cut away instead. The cleanup side is set out in full on the water damage page.
Commercial burst-pipe calls: closure costs more than water
Commercial burst-pipe calls run on a different clock, because the loss is usually the closure rather than the water.
A retail unit or restaurant that cannot open is losing a day's trade while the repair happens. Those jobs are scoped around getting the building usable first and finishing the permanent repair second, which is a different plan to a residential visit.
Burst & Broken Pipe Repair questions from Venice homeowners
A pipe burst and water is running now. What do I do first?
Shut the main, at the meter box near the street or where the supply enters the house. On a well, cut power to the pump at the breaker. Then open a tap at the lowest point you can reach, which bleeds off the standing pressure. If water is near outlets or a ceiling fitting, kill the electricity to that area. Then call, and photograph the damage before you move anything.
Who handles the water cleanup after the pipe is fixed?
We do, and they are two separate jobs running on different clocks. Repairing the pipe stops the water. Drying decides how much of the house survives, and that is settled within hours. Caught quickly it is a pump-out. Left over a long weekend, the board and trim it soaked into have to come away.
What makes a pipe burst in a house with no freezing weather?
Age and corrosion mostly. Copper that has sat in a slab or a wall for fifty years thins until pressure finds the weak spot, and polybutylene fitted between 1978 and 1995 degrades from the inside and fails at the fittings. After that it is pressure, usually a failed regulator letting street pressure through, and physical damage from a nail, screw or spade.
Do you respond to burst pipes in Venice commercial buildings after hours?
Yes, and those jobs are scoped differently. For a commercial property the loss is usually the closure rather than the water, so the plan is to get the building usable first and complete the permanent repair second. A retail unit or restaurant that cannot open is losing trade for every hour the repair runs.
Can pipes freeze in Venice during a cold snap?
Rarely, and not never, but it is a minor local risk rather than the main one. What is exposed matters more than the forecast: irrigation backflow assemblies above ground, hose bibs with a hose still attached, and lines running through an unconditioned attic or an uninsulated exterior wall. Disconnecting garden hoses before a cold night covers most of the real exposure.
After the burst: repair, repipe or both
Once the water is off, the drying is a separate job on the water damage cleanup page. A line failing in one place on otherwise sound pipe is a section repair; pipe that is corroding throughout is a whole-house repiping question. If you can hear water but cannot find it, start at water leak detection.
The seasonal-vacancy risk described above is most concentrated in Venetian Falls, FL and the Venice Isle community, and polybutylene-era housing is thickest in South Venice and Port Charlotte, FL.
Water running right now?
Shut the main first, then call. Someone will stay on the phone and talk you through the shutoff if you cannot find it, while a plumber is on the way.
